A few things we’re great at

Construction is tough business. Over the decades, we’ve learned a few things.

EVERYONE NEEDS A HOME

Home ownership is the American road to wealth and prosperity. There is no other investment as important as your home. To raise a family, holidays, the first day of school, Christmas morning – these are the investments in housing that are critical to a family and a nation along with the appreciation of your home as an investment in your future.

control the design Controls the Cost

Cost of construction is skyrocketing. To control the cost, careful design of products and space is required to minimize cost. This process is called the “value added” process and starts with the design of the building. At Sullivan Homes, we utilize our decades of experience and design every home in-house to maximize space and minimize cost.

MANAGE the construction

Construction Management tames the choas of homebuilding. For Sullivan Homes, it starts with the design of the project. Once designed, the project is estimated utilizing bids and in-house takeoffs to determine the cost of construction. Once construction starts, we utilize an online scheduling and client portal for managing physical construction.

construction is a partnership

Our Partnerships come in a variety of flavors. From Vendors and Subcontractors, Investors and Financing, Sales and Marketing, and our most important Partnership – our Clients. Great partnerships are about clear communication, transparency, understanding each other’s needs, and we are all in this together. Each Partner needs to be successful.

The secret of solving the housing crisis in America

The housing crisis seems overwhelming. High interest rates, lack of homes for sale, and skyrocketing prices are making a nation of renters versus homeowners.
There is an answer and it’s very basic.
America needs millions of new homes.
How do we do that? As a homebuilder, we have the answer and know the truths about the housing crisis unlike the politicians, industry analysist, and the media.
Here it is.

Local homebuilders need to build homes again

The last 18 years, America has lost 48% or our local homebuilders. We build 50% less homes every year compared to the decades leading up to 2008. We need more local homebuilders.

Homebuilders need financing from banks

Local banks no longer lend construction financing to local homebuilders. Without financing, a homebuilder cannot build homes and the large national homebuilders take over.

homebuilders need land to build on

Without new land, there are no new homes. Fortunately, several progressive States are changing that by allowing new homes to be built on properties with existing homes.

local land laws need to be reformed

Traditional land laws only allow one home per lot. Time to change that requirement like Washington State. Over the next several years, a homebuilder will be able to build up to 6 homes on one lot in Washington.

Affordable Homes

Building affordable homes starts with value-engineered houseplans with quality construction and designed for energy efficient operation. With 30 years of design and construction experience, the following plans are designed to maximize livability and affordability. Designed to fit in 50′ x 120′ lots with or without existing homes, these plans are the building blocks to solving the housing crisis
